About this tool

DSCVR Studio vibe-coded this interactive tool to help us, and others, visualize the kind of house that could be built on a small lot if Massachusetts Ballot Question 7 passes on November 3, 2026.

Question 7 would prevent cities and towns from requiring more than 5,000 square feet of lot area and minimum 50 feet of street frontage to build a single-family home, on lots served by public water and sewer. Municipalities would still control setbacks, height, lot coverage, parking, and other design standards. For a nonpartisan analysis of the question, visit the Tufts University Center for State Policy Analysis: https://cspa.tufts.edu/node/2511

DSCVR Studio does not hold a formal position on Question 7. We do agree that Massachusetts needs more housing to meet growing demand and to improve affordability. As an architect-led studio, we care about how that housing is designed. Done well, added density can respect and strengthen the character of the surrounding neighborhood, where that character exists, and help create a more cohesive community.

This tool is illustrative only. Setback presets are drawn from a sample of Massachusetts zoning bylaws, and every municipality defines and measures its requirements differently. It is not a substitute for a review of local zoning, building codes, or site conditions by a qualified professional.
